NBC’s Morning Joe: Let the Reverse Mortgage Debate Begin

The subject of reverse mortgages came up on an episode of MSNBC’s Morning Joe amid a discussion of generational debt levels.

Citing research from the Urban Institute, workers under age 40 have fallen behind from where their parents were at their age, according to NBC Today’s Financial Editor Jean Chatzky, who adds that higher taxes and lower real wages have been significant contributors to these findings.

As a number of younger people take on “mountains” of student loan debt, MSNBC commentators suggest that they might not have enough resources to take advantage of reverse mortgages when they are older.

Several commentators pointed to reverse mortgage advertising including those featuring Fred Thompson and Robert Wagner, questioning whether potential borrowers are provided with all of the information they need upfront.

Chatzky says older homeowners need to know what they are getting into before taking out a reverse mortgage loan, and they are only suitable for the right type of borrower. While not a “scam,” she says, they can be very expensive.

Steve Wozniak’s House for Sale. Again. This time media creams themselves.

The 7,500-square-foot home on Santa Rosa Drive near Shannon Road includes lots of high-end finishes and a few low-end personalized touches from Wozniak, such as the initials "S" and "W" that were scratched inside a drawer in the music room, said realty agent Arthur Sharif of Sotheby’s International Realty, who is listing the property.

In a brief telephone interview from an airplane as he prepared to fly from Florida to San Francisco on Monday, Wozniak told this newspaper that he liked the original three-bedroom home when he bought it for more than $1 million about 1986.

"I liked the architecture very much but the home kind of grew as my family extended," Wozniak said.

News media from all over are falling all over themselves reporting that a house once owned by Steve Wozniak is for sale. For some reason, when it was for sale last year, this did not happen.? We mentioned it, though.

130323-wozhouse-currentIt’s interesting reading all these sites. You might learn something if you do, like where Woz is living now. (Yes, that’s it on the right.? Where he is now, not the place above.)

And the comments show most of them haven’t sussed to the fact that Woz hasn’t lived at the Santa Rosa house since 2004.? Some of the improvements he put in the house are still there, but articles don’t mention all of them. The secret kids’ room complex is still there:

It’s a warren of rooms accessed through a tiny, kid-size door surrounded by elaborate molding with a dinosaur design. The complex is a series of little rooms, nooks and crannies connected by ladders, stairs and crawl spaces. Any child would love to wiggle through the complex and curl up on the floor pillows with a book or toy. You can exit via the dinosaur door or slide out on the fireman’s pole.

The listing history is fairly interesting. After the curve-inducing renovation in 2006, the house was listed for even more (we heard ten million but it’s not in Zillow’s listing history).? Whoops.

Also, don’t worry about The Woz running off to Australia.? That’s not planned for a few more years.? So if you do buy his old house, feel free to ring him up and him the best way to unstop the grotto drain.

Pressure Mounts for FHA Reform: Think Tank

During a time when the Federal Housing Administration could require its first-ever bailout, the pressure is mounting on the agency’s fate as home prices begin to make a comeback, write housing Progressive Policy Institute experts in a brief published last week.?

Stemming from rapid expansion as a result of the housing crisis, the FHA finds itself confronting “the most severe delinquency and default rates in the agency’s history,” write PPI’s?Jason Gold and Andrew Winkler. As home prices begin a slow recovery, the pressure is rising on what to do about FHA, they say.?

In order to combat FHA’s capital problem and a potential $16.3 billion shortfall in economic value, policymakers should take certain measures and have already begun to take others, Gold and Winkler write.?

“Ensuring the FHA has sufficient capital should be the most paramount concern when considering an agency overhaul. It is both the best way of minimizing taxpayer losses and making certain FHA will be able to continue to serve its mission,” they write. “While many policymakers and think tanks reject the notion that the FHA is desperately in need of funds, its consistent underestimation of risk and future losses is worrisome. Any legislative action must put in place a
more transparent reporting system to show the FHA is returning to its congressionally mandated capital requirement.”

One mechanism for helping FHA in the short term, the think tank advises, is limiting FHA’s participation in housing finance to helping first time homebuyers only, and limiting those borrowers to low- to middle-income families.?

“While legislation should immediately address costs and risks borne by taxpayers and ensure the sustained fiscal solvency of FHA, it should also move to confine FHA lending strictly to helping first-time homebuyers?from low-to-middle income families achieve the dream of homeownership,” the brief states. “Moving towards a system of?income-based borrower requirements in place of loan limits would help the FHA support borrowers with a?demonstrated need and enhance the role of the private market, especially in the origination of higher-priced?loans.”

There has been significant legislation as well as regulatory changes introduced to address some of FHA’s problems, including the moratorium on the agency’s fixed rate standard reverse mortgage product, and FHA Fiscal Solvency Act, the brief notes.?

“Yet much remains to be done. Conservatives and liberals have?proposed a host of potential reforms to guarantee the fiscal soundness of FHA. The FHA is empowered to?make some changes without legislative action, though the task of ensuring a more targeted and financially?sound FHA in the future will likely require Congress.”

3 Programs for a 0 Down Mortgage

The credit crunch has hit everyone hard. Banks have tightened up their purse strings. The amazing Programs that brokers and lenders once threw out at anyone with a pulse have all but disappeared. But does that mean that there is absolutely no way to get a mortgage without plopping down 20%? What happened to buying a house with no money down? Can it still be done?

The answer is "yes". Zero down mortgages are still available, but there are some very specific qualifications to get them. I have listed the three most common here for your convenience.

1. Rural Development Mortgage. - The Rural Development Mortgage is put out through the United States Department of Agriculture. This loan program is so popular, that the program typically runs out of money by the end of it fiscal year. This program is not limited to first time home buyers. The loan process is initiated through an approved lender, and is subject to income guidelines and the property must be purchased in a designated rural area. The surprising part of this loan is the types of properties that are eligible. Eligible property types include existing homes, new construction, modular homes, Planned Unit Developments, eligible condominiums and even new manufactured homes. Another nice perk of this program is that closing costs and property improvement costs can be factored into the loan. Take a look at this program. You might be surprised to find what the US Government considers "Rural"

2. VA - If you are a veteran of the United States armed forces, You will more than likely qualify for a VA loan. VA loans are another zero down payment loan opportunity. The loan does vary depending on type of service and if this is your first home loan or a subsequent home loan. There is a loan funding fee that is rolled into the loan that runs from 2% to 3% depending on the previous qualifications. For example: a veteran of the united States Air Force may pay 2.15% loan funding fee for a first time home loan, whereas a veteran of the national guard may pay 2.85% for the same loan.

3. Navy Federal - If you are not a member of the military, but are a civilian employee of the government or a family member of Military personnel and belong to the Navy Federal Credit Union, you may qualify for a No Down Payment loan. The Navy Federal Credit union is the largest credit union in the United states in both assets and membership. They have a program for their qualified members that allows 100% financing of a primary home loan. Like the VA, there is a small funding fee of about 1.7% of the total loan amount. The Navy Federal Credit Union offers a 15 year and a 30 year program.

So even though the housing market has taken a beating, there are options for a 0 down mortgage. As with any mortgage decision, gather your information, form some questions and contact a mortgage professional to help you make an informed decision before purchasing. ?Nationstar expressed reverse mortgage concerns…. After making large plays at reverse mortgage servicing rights among a widespread buy-up of MSRs in general, Nationstar Mortgage (NYSE:NSM) expressed concerns about its portfolio to its investors last week.?

… and raised capital toward future MSR acquisitions.?Nationstar announced Friday it has priced $200 million in senior notes that will be issued for corporate use including future servicing acquisitions.?

Improving Housing Markets Hits 7-Month Streak, Counts 274

The housing recovery continues to gain steam nationwide, according to data from the National Association of Home Builders (NAHB).

The list of improving U.S. housing markets expanded to include 274 metros in March, as recorded by NAHB’s First American Improving Markets Index (IMI).

“The expanding housing recovery is energizing communities nationwide by generating jobs and local tax revenues — and it could be an even more potent force for economic growth if credit for building and buying homes was more readily available,”??said NAHB Chairman Rick Judson, a home builder from Charlotte, N.C.?

The IMI identifies metro areas that have shown improvement from their respective troughs in housing per mists, employment and home prices for at least six consecutive months. In March, 34 markets were added to the list, while 19 were dropped.

While March is the seventh straight month the index has expanded, it is also the second consecutive month in which every state is represented by at least one metro on the improving list, observed Judson.

“With just over 75 percent of the 361 metros covered by the IMI now seen as improving, the housing market is on considerably more solid footing than it was at this time last year,” said NAHB Chief Economist David Crowe.

While positive momentum is expected to continue, says Crowe, it is important to understand that many markets are just beginning the recovery process.?

Additionally, numerous issues such as credit availability, the rising cost of building materials and emerging lot shortages, are slowing the pace of that advancement.?

Despite uncertainties, some say the road to recovery looks promising.?

“With the understanding that there are still a lot of uncertainties in the regulatory arena, it looks like we are finally seeing the beginning of what could be a broad and deep recover of the nation’s housing market,” added Kurt Pfotenhauer, vice chairman of First American Title Insurance Company.

FHA Extends HERMIT Implementation for Reverse Mortgage Lenders

After finally launching in October following months of development and several delays in implementation, the Home Equity Reverse Mortgage Information Technology (HERMIT) system commissioned by the Federal Housing Administration has delayed its grace period for industry adoption.?

FHA, which rolled the technology out in October 2012 after several postponed release dates, has extended the current 6-month grace period by two months, through June 9, 2013, the agency has confirmed.?

The original cutoff was six months from the initial implementation date, falling on April 9.?

The goal of the new system is to improve the processes associated with reverse mortgage endorsement, servicing and claim processing within the Department of Housing and Urban Development. The housing agency contracted with Reverse Mortgage Solutions, which partnered with QSSI on creating a service provider platform, for its development.

Industry reports have indicated the adoption process has been slow, with some lenders experiencing a delay in loan endorsements due to the new process.?

A few odds and ends, mostly odds

130324-odds-poleWe did make it over to the old Wozniak place during yesterday’s Open House. And we took pictures.? Lots and lots of pictures. We can assure you that some of the notable improvements to the property, such as the fireman’s pole, the cave, and the twisty little maze of passages, all different, are still there.? Here’s just a taste of the photoblog to come.

You may have also noticed that we’ve been moving the furniture back and forth on our pages. Some of the new additions seem good, and some just aren’t working out quite as well as we’d like. Notice that little Redfin sign where it says “location, location, location?” That links to our growing photo Collections over there.? Please check it out.? Another thing to check out is our twitter feed (and yes, we know we should be posting the feed right to the site. A site redesign first would help. We’re working on it, really. Why do you think we keep moving the furniture?)? The sharing options don’t seem to work as advertised, f’rinstance. Anyone want us to try the thumbs up/down again? We kind of miss them. (This allowed you to vote yea or nay on both posts and comments.)

The Hipster in Suburbia: Do I Dare Hipsturb the Real Bay Area?

San Francisco’s Mission District is Hipster Central for the Bay Area.? (Also mentioned: The Uptown, Oakland.? But that’s in the East Bay, so fuhgeddabowdit.) A recent New York Times column (motto: We Still Think New York Is Important!) notes that not all the East Coast Hipsters are found in Brooklyn’s Williamsburg district, either.

A yoga studio opened on Main Street that offers lunch-hour vinyasa classes. Nearby is a bicycle store that sells Dutch-style bikes, and a farm-to-table restaurant that sources its edible nasturtiums from its backyard garden.

Across the street is the home-decor shop that purveys monofloral honey produced by nomadic beekeepers in Sicily. And down the street is a retro-chic bakery, where the red-velvet cupcakes are gluten-free and the windows are decorated with bird silhouettes — the universal symbol for “hipsters welcome.”

You no longer have to take the L train to experience this slice of cosmopolitan bohemia. Instead, you’ll find it along the Metro-North Railroad, roughly 25 miles north of Williamsburg, Brooklyn, in the suburb of Hastings-on-Hudson, N.Y.

Could Hayward, City of Diversity, take the title of the “twee lifestyle”?? How can people who don’t want to be like everyone else find meaning in a subdivision full of identical tract housing?

Well, they can’t, that’s the point.? The challenge is to find low-density but non-conformist older single-family housing.? Or at least older and idiosyncratic housing amid primary low-density population centers and front yards.? We’d say look for neighborhoods near funky downtowns, with low Walk Scores or lots of bicyclists.

It was amusing to listen to the realtor speak of all the positive possibilities (e.g., the house could be torn down or rebuilt (e.g., adding 2nd level)) while minimizing the downsides (creekside property is literally in a flood zone, and would require special build permits/fun with the county).? Yes, yes, value is in the land, but is it really worth more than the Bubble 3.0 sold price?

We also love how the video states that the house is “on the water” and that the 1-car garage means “you’ll always have a place to park your car!”? Also the view of the back patio reminded us of a famous house.

(Could be this,) It’s a lovely image that clearly sets up Real Bay Area versus Not the Real Bay Area, with the oddball exception of the WalMart in Mountain View.? Other than that, It’s 280 versus 880.

130313-wfwm-wmBest comment on this map: Mountain View’s town motto is "Even our poor people are rich."? Don’t know if that’s true, but the Whole Foods and the WalMart are less than a block apart.

Note: Google Maps only creates ten pins per image.? Those little red dots are additional location, location, locations.? So yes there are Whole Foods stores, 3 of them, in Marin.

We’d like to know if you can you come up with other easy-to-map measures for RBA versus Not the RBA.

We get some interesting comments from people who don’t agree with our definition of what the Real Bay Area (RBA) is. Many seem to think that if an area is wealthier than its surrounding community, that, in and of itself, is sufficient for RBAhood.? Nothing could be further from the truth.

The whole point of the RBA is that it is not only expensive, it is that you will pay a crapton of money to live there and the sellers can ask over three million yet treat you with complete and utter disdain. You will also end up with a house that isn’t even worth photographing. Today’s property illustrates this perfectly.

And if you don’t plenty of others will, because this house has only been on the market for a week, and after the Open House you know the sellers will be receiving all seventy-nine offers the following Tuesday, and decide which of the no-contingencies-extra-cash-please-with-homemade-brownies-and-a-Tesla-Model-S begging letters they will accept.

And THAT, my friends, is the Real difference between the Real Bay Area and the Rest.
