"Just most people don't know about this option," said Dave Ablett, Director of taxation and retirement planning with Investors Group. "It is certainly a product of niche in some people."
In order to be a mortgage, you need to have a self-directed RRSP and a significant amount of money, perhaps $100,000 or more.
The mortgage doesn't have to be 'dependency' with a third party that is not related to you by blood, marriage or adoption. However, if it is not overcome arm the following conditions must apply in order to be a "qualified investment" for the RRSP.
Mortgage shall be administered by an approved lender under the national law on housing mortgage interest rate and other terms should reflect normal commercial practice, and the mortgage must be insured by the Canadian Mortgage and housing to a private insurer.
Basically you set up a mortgage loan just as you would to a bank or a financial institution, but instead of making payments to them, payments are made to you and you get to keep any interest. Because it is considered as a fixed income investment, it can load only the rate current at the time.
"You really need to have a mortgage big enough to make it interesting,", says Patricia Lovett Reid, television host and main financial commentator for CTV. "The real problem is the taxes associated with the establishment and administer it. ''
To set up a mortgage it is fresh non-recurring about $ 300, legal costs about $ 500, costs from $ 100 to $ 200, $ 125 for an RRSP self-directed and costs evaluation. If the initial payment on the property is less than 25% of the value of the property, you will need mortgage insurance, which can last from one to two per cent of the mortgage by an--4 000 $ on a $200,000 mortgage.
"You need to consider very carefully the costs," Ablett said.
There are three situations where a person could put a mortgage on a house within a self-directed RRSP - when the individual has currently a first mortgage on the House, the person has a large RRSP and wants the Fund to buy a new House, and the individual does not have a mortgage on a home but wants to remove money from an RRSP in franchise for the home renovations or for investment purposes without jeopardizing the growth RRSP investment. The RRSP funds are exchanged for a mortgage of the same value and are paid tax-free. The RRSP now holds the mortgage on the House and the owner of an RRSP is required to make payments of principal and interest to the RRSP.
There are advantages and disadvantages of a mortgage in RRSP.
Side benefits, all mortgage interest goes to you. Things mortgage rates tend to be higher than the guaranteed investment certificate (GIC) and many bond rates.
If you're refinancing your mortgage for investment, the costs to implement and mortgage interest are expenses that can be deducted from the income of the investment. And interest payments do not count as contributions to an RRSP.
The disadvantages are the high fees, it requires large farms of RRSP, you could possibly earn more with other investments, and you may waive your portfolio diversification.
"You want to be sure that you have all of your RRSP into a mortgage that is fixed, income," says Lovett-Reid.
RRSP mortgage is much more popular when interest rates are high and back on the traditional fixed income investments during periods where the markets are extremely volatile, and when you do get a lot.
"We had a lot more investigations thereon 10 years, when interest rates were much higher," Ablett said. "It is a niche product for people with sufficient RRSP seeking predictable rates of return."
